But “Things Heard & Seen” is less than the sum of its potentially intriguing parts. Rather than interweaving domestic drama, supernatural mumbo-jumbo and campus naughtiness, Pulcini and Berman lurch from one scene to the next, squandering scares and undermining the momentum of the story. There should be more to see here.

“Things Heard & Seen” is partly a Gothic horror movie and partly a portrait of a marriage falling apart. It’s more effective as the latter than the former, but by the end these two seemingly separate kinds of movie dovetail in a way that’s surprisingly clever and effective.

At two hours, Things Heard & Seen could stretch the patience of even the most sedentary couch-surfer, who won’t be happy to be rewarded by a denouement in which absolutely everything falls apart: characters, logic, story, ways to turn, places to hide.

As the final stretch of “Things Heard & Seen” evokes everything from “Hereditary” to “A Place in the Sun” and even “The House that Jack Built” as it scrambles to close the gap that forms an irreconcilable distance between Catherine and George, Berman and Pulcini’s movie feels as if it’s more haunted by unrealized potential than anything else.

Things Heard & Seen is highly watchable, with an effective 40 minutes or so of character-driven buildup grounded in Seyfried’s sympathetic performance. But Berman and Pulcini’s failure to generate suspense becomes problematic during a second half that settles into standard psycho-spouse thriller rhythms with some half-assed ghost-story and feminist elements tossed in... one gets the sense that the filmmakers are checking off genre tropes and tricks from a list instead of finding ways to invest them with fresh chills or shivers.

Like many Netflix originals, Things Heard And Seen is the cinematic equivalent of a mass-market paperback, neither good enough to haunt the viewer nor bad enough to haunt the résumés of its cast and crew.

Ultimately, the film’s most impactful terrors have nothing to do with things that go bump in the night... While Things Heard & Seen’s messy threading of domestic thriller and ghost-story tropes leaves a lot to be desired, its revelation that the threat to Catherine and Franny was there long before they moved into a haunted house delivers at least some element of real-world unease.

There is a bit of gore toward the end of “Things Heard & Seen” that seems gratuitous, like a bone thrown to the genre audience. But it also points out how smart the film has been for so long, and so allergic to clichés, while still being satisfyingly scary.

All of these familiar beats might have found some tension to build on if every character trait and plot turn weren't already so clumsily foreshadowed, or blatantly spelled out... Instead the movie marches on in grim, silly lockstep to its themes: a compendium of jump-scare terrors almost exhaustively heard and seen, but rarely calibrated to make you feel much of anything at all.
